About
Who's behind the guide.
I grew up in England and have spent more than a decade selling property in Las Vegas. Julie and I are coming home.
Over there, buyers expect to see everything before they pick up the phone: every sale price, every street, every number. In England most of that information is public too, but it's scattered and hard to read. This guide pulls it together for the part of the country we're moving back to.
Nothing here is a valuation. If you spot something that's wrong or out of date, we'd rather know.

How the guide works
Straight numbers, plainly explained.
Real sales, not asking prices
Every price starts with HM Land Registry's record of completed sales. It's what homes actually sold for, not what someone hoped to get.
Every source shown
Each figure says where it comes from and which years it covers. If a number rests on only a handful of sales, we say so.
Village by village
Averages across a whole county hide everything interesting. Chesterfield's districts and the Peak villages each get their own numbers.
Kept up to date
We refresh the figures every quarter as new sales are published.

The name
A ford is where you cross safely.
A vane tells you which way the wind is blowing.
Ashford comes from Ashford-in-the-Water, the village by Bakewell where the old Sheepwash Bridge crosses the Wye. The vane is the weathervane you'll see on church towers and barn roofs all over the Peak.
That's the job, really. Read the market honestly, tell you what we actually think, then get you safely across to the other side.
