Developer offers, decoded
What the schemes really mean
Part exchange
The developer buys your current home so you avoid a chain. The catch: they usually offer less than it would sell for on the open market, so get an independent idea of its value first.
Assisted move
The developer pays an estate agent to sell your home, and you buy theirs once it's sold. You keep more of your price than with part exchange, but the developer usually has to agree your asking price.
Deposit paid or deposit boost
The developer puts money towards your deposit. Lenders value the home without the gift, so check the price isn't simply higher to pay for it.
Paid stamp duty or mortgage contributions
Cash towards your costs or payments for a year or two. Useful, but compare the price with second-hand homes nearby, using our area guides.
Key worker discounts
Savings for NHS staff, teachers, police and others. Check the discount is off a fair price, and how it affects your mortgage.
Shared ownership
You buy a share of the home, often 25% to 75%, and pay rent on the rest. These homes are leasehold, and there are rules about selling and buying more of it later.
Greener new homes
Cheaper to run, if you ask the right questions
Most new homes are rated B or better for energy efficiency, against D for a typical older house. Better insulation and modern heating mean lower bills, and lenders increasingly offer cheaper "green" mortgages on efficient homes.
A few go further. At Bentley Walk in Tansley, every home is rated A, with solar panels and a car charger as standard; the builder says only about 2% of homes in the country reach that.
Ask: what's the energy rating, how is the house heated (gas boiler or heat pump), are there solar panels, and is there a car charger?
New against second-hand
The new-build premium
What new homes sold for against similar second-hand homes in the same area, 2024 and 2025. Only shown where there were at least ten sales each way.
| Area and type | New | Second-hand | Difference |
|---|---|---|---|
| Chesterfield, detached | £370,724 | £315,000 | +18% |
| Chesterfield, semi-detached | £199,995 | £185,000 | +8% |
| Chesterfield, flat | £144,995 | £119,500 | +21% |
| Wingerworth, detached | £356,725 | £320,000 | +11% |
| Wingerworth, semi-detached | £267,950 | £230,000 | +17% |
| Darley Dale, detached | £365,000 | £395,000 | -8% |
| Darley Dale, semi-detached | £240,000 | £235,000 | +2% |
New homes are often bigger or better-specified than older ones of the same type, so this isn't a like-for-like premium. In Darley Dale, older detached homes tend to be large stone houses, which is why new ones there sell for less.
Did they hold their value?
12% against 14%.
We followed 371 homes that were first sold new and then sold again, typically about 4 years later. They rose by a typical 12%, against 14% for homes in general in the same places over the same years. On average they gained a little less, because part of what you pay for is being first. It varies a lot by place, as the figures below show.

- Wingerworth
- 11% vs 16%
- Darley Dale

Before you buy new
Six things to check
Estate charges
Many new estates have a yearly charge for the roads, green spaces and play areas that the council doesn't adopt. Ask what it is now, what it covers, and how it can rise.
The warranty
New homes usually come with a 10-year warranty. The builder fixes most defects in the first two years; after that it covers major structural problems only. Find out which warranty provider it is.
A snagging survey
Pay an independent inspector to check the house before you complete, and again before the two years are up. Developers fix the list far faster than a stream of separate complaints.
Incentives and the real price
Paid stamp duty, free carpets or cash towards the deposit can hide a price that's higher than the house is worth. Lenders value the home without the extras, and your next buyer will too.
Buying off-plan
You may pay a reservation fee and exchange before the house is finished, and completion dates often slip. Check what happens to your deposit and your mortgage offer if building is late.
Part exchange
Developers will buy your current home, but usually below what it would fetch on the open market. Get an independent idea of its value before you agree.
If something goes wrong after you move in and the developer won't fix it, most new homes are covered by the New Homes Quality Code and the New Homes Ombudsman.
