Ashford-in-the-Water is a small stone village on the River Wye, a couple of miles upstream from Bakewell. It's where the Ashford in our name comes from, and it's one of the prettiest villages in the White Peak.
The place
The old packhorse bridge over the Wye is called the Sheepwash Bridge, because farmers really did wash their sheep in the river beside it before shearing. The village was also known for Ashford black marble, a dark limestone quarried nearby and polished for fireplaces and ornaments.
The main road bypasses the village, so the streets around the church stay quiet. The well dressings each spring are a big event.
The homes
Almost all stone: cottages and terraces in the middle of the village, with larger detached houses on the lanes around it. Church Street, Fennel Street and Greaves Lane are where most sales happen.
Very few homes sell here, around six a year. That means the figures on this page swing a lot from year to year, and a single large sale can move the typical price on its own. Treat them as a rough guide.
Worth knowing
Ashford is inside the Peak District National Park and most of the village is a conservation area, so changes to a home need consent from the National Park Authority. Some homes carry a local occupancy restriction, and Derbyshire Dales charges extra council tax on second homes.
The Wye has flood warning areas in the village, including around Church Street, so check the long-term flood risk for any home near the river.
